Further details below: We are seeking a provider to buy into the scheme through part funding of build and full management for the duration of a 125 year lease with 100 % revenue share to provider. The scheme will be funded by a developer contribution, potentially a contribution from Devon County Council if required and the scheme contribution from the successful applicant. The land will be provided at nil cost by Exeter City Council. The Scheme. The project is a 50 unit, over 55’s extra-care scheme which is currently at work stage C. Extra care housing is specialist housing which promotes independence and accommodates people with a range of lifestyle, health and care needs, including those of people with learning disabilities, dementia and mental health problems. Extra care housing reduces the use of residential care and the demand for hospital beds and provides better outcomes in a more cost effective way. It is therefore part of the Government’s Prevention and Personalisation Agenda. The scheme will be built to Passiv-Haus certified standards and lifetime homes standards. The successful applicant must have experience in managing extra care schemes and working with vulnerable clients. Process. — Stage 1 - PQQ, — Stage 2 – PQQ scored and invites for interview issued, — Stage 3 – provider selected, — Stage 4 – provider and Exeter City Council will choose a contractor (PQQ has already been issued and scored), — Stage 5 – provider will contract with the chosen contractor. The design team will be novated to the contractor. The scheme will be built to the design and specification agreed by Exeter City Council prior to novation. Accommodation information. The current design allows for: 50 unit extra-care scheme 30 x 2 bed apartments @ circa 64m2 20 x 1 bed apartments @ circa 51m2 Together with approximately 35 % communal areas, made up of: Reception area, manager’s office, care staff office & sleep over room, mobility scooter store, kitchen, refuse store, activities room, general store room, dining area, lounge areas, toilets, laundry rooms and assisted bathrooms. The scheme includes landscaped gardens and sheltered walkways. Timescales. The scheme is expected to start on site in 2013.
