Instead of: II.1.5) Short description of the contract or purchase(s): The London Borough of Tower Hamlets wish to appoint one or more suitably experienced development and operation partners (who could be a consortium) to undertake the design, planning, construction (including enabling and site clearance) and then operation on a lease back basis of a number of facilities on 2 sites. The facilities will comprise the refurbishment and conversion of Poplar Baths into a community sports facility including swimming facilities and 100 % affordable housing units to the rear and the construction of 100 % affordable housing and a community centre on the Dame Colet and Haileybury site on Ben Jhonson Road. The sites are identified bounded red on the plan attached to the memorandum of information and the pre-qualification questionnaire. The selected developer/consortium would be required to demolish existing structures on the site and construct new builds to at least the following minimum standards: The Homes & Communities Agency's quality standards; Code for Sustainable Homes Level 4; Breeam "Excellent" (commercial units only); the joint authorities planning policy guidance; NHER9 (residential units); category A or B BRE Green Guide to Housing Specifications (residential units); building for life silver standard; lifetime homes standard (residential units); elements of modern methods of construction must be used in 50 % or more of residential units. The appointed developer/consortium will be responsible for the ongoing management of part or all of the scheme following completion in accordance with principles set out in the procurement documentation sent out to bidders who pass the PQQ stage. Construction work for multi-dwelling buildings and individual houses. Development of residential real estate. Construction work for subsidised residential accommodation. Building construction work.
