The project seeks to create a highly flexible new building adjoining the existing Island Hall. The existing hall will also be refurbished and repaired to provide an improved, resilient, 21st Century community hub, whilst the new build will create a series of workspaces for business. The development will be sustainable, with designs developed to date for a BREEAM Excellent building with the incorporation of Passivhaus principles. The Island Hall project will create new workspaces, improved facilities and community space, together with the renovation of the existing building. The new development consists of the following: — entrance Lobby 13,1 m2, — multi-functional space 60,7 m2, — storage 12,4 m2, — cloakroom & WC 16,4 m2, — kitchen 11,3 m2, — plant room 8,8 m2, — 6 x workspace (totalling) 61,4 m2, — mezzanine workspace 24 m2, — total = 208 m2. The refurbishment works cover 47.6 m2 and include the removal of the lean-to and porch with the reinstatement of the windows on the east elevation. Part of the rear wall of the hall will be removed to provide a wide access allowing movement between the old and the new through the glazed link. The refurbishment also includes internal improvements. The works also include the laying of a road from the quay to the island hall. The road will be composed of concrete.
